SMOKING - We are a totally non-smoking establishment with no exceptions. Any person smoking on the premises will be asked to leave the establishment immediately. A charge of £50.00 will be deducted from the card holder of the booking to cover extra cleaning costs.

LIABILITY - We do not accept responsibility for any items or articles that you bring onto the premises.

CANCELLATION POLICY - Once you have booked your stay, our agreement is a legal contract. On making a reservation a minimum non refundable booking fee minimumof £30.00 will be charged. Should you not inform us of a cancellation then a further charge for the first nights stay will be charged. We would only cancel your booking if your accommodation was unavailable for reasons beyond our control. We will endeavour to find you alternative accommodation. However if this was not possible or unacceptable to you, your deposit will be fully refunded. Our liability would not extend beyond this refund.

TERMS - We expect all our guests to respect all our furnishings and fittings. Should any damage occur during your stay. The person who booked the room will be held totally responsible for any cost incurred. The payment will be taken from the card which they made their room deposit.

Certain weekends of year are 3 night minimum stays. Should you book on these occasions and later cancel one of the days. You will be charged for the full 3 days, as per your original booking.

It is stipulated on confirmations to inform us the day before your arrival, to confirm your booking with approximate time of arrival. This can be done by e-mail or by phone before 10p.m. Failure to do this will result in us re-letting your accommodation, due to no shows.

We expect all our guest to consider each other when watching TV, and listening to music. We also expect there to be minimum noise when returning from an evening out.
